Mortimer's Farm, Eastleigh

Mortimer’s Farm is a traditional farmstead comprising of historic and modern barns.

We provided the architectural input into this complex conversion project which incorporated two listed barns and three non-listed but historic barns in the setting of the listed Mortimer’s Farmhouse, and a large modern barn.

There were two phases to this project: our client needed planning and listed building consent for the conversion of the historic barns, but the modern barn conversion benefitted from permitted development rights.

First, taking the historic farmstead and courtyard, our design removed non-original modern additions and incorporated sensitive new extensions to preserve the historic and architectural integrity of the listed buildings.

In order to minimise the visual change, we sited new domestic features such as garages inconspicuously and, working with the local planning authority, we relocated areas of private garden to retain the original plan of the courtyard.

Planning consent was granted in December 2021.

Separately, to the south of the courtyard, the larger modern barn was successfully converted to residential use under Class Q permitted development regulations. The scheme, delivering five new apartments, achieved a modest and sensitive conversion, incorporating a timber cladding system to improve the overall appearance of the site. Prior notification was obtained in September 2021.
