We have a well-established track record of working with homeowners to deliver beautiful and well-crafted refurbishments, extensions and new builds, within a wide variety of budgets and scales.
Such projects range from small bespoke kitchen extensions to ‘Grand Design’ type one-off houses.
As well as providing exciting, practical and stylish design solutions, we understand the complexities of working with planning authorities and have an excellent track record with them, as we prepare, submit and manage the planning process for you. If required, our in house Planning Consultant can also assist with more challenging planning issues, such as ‘Paragraph 79’ for one off country houses.
As an RIBA Chartered Practice, we follow the RIBA work stages, using the ‘plan of work’. There is no ‘one size fits all’ approach as we identify the best service and solution for the project at hand and carefully guide our clients through the process which can be a daunting one.
Initial meeting and briefing
During this initial stage we meet with you, visit the property or site and assist in formulating a brief for the project. A well thought through agreed brief is very important in order to define the project objectives, budget and timescales.
We will provide clear advice on who else will be required for the project team, if any surveys need to be commissioned, as well as discuss and agree the project’s constraints and opportunities.
We provide clear, well presented early design concepts using a variety of tools, such as hand sketching, 2D CAD and 3D computer or physical modelling. These images form the basis of discussion with you to sign off the design to proceed to Stage 3.
Planning design and coordination
During Stage 3 we take on board comments from the concept stage and refine the design in order to prepare and submit a planning application (if required). It is also important to start the design coordination process now, so we advise on who may be required and can introduce you to our network of trusted consultants, such as structural engineers, party wall surveyors etc.
Technical design / Tender
During this stage we prepare and coordinate the technical design information that will be required for building regulations approval and to hand over to the building contractor for them to build out your dream. We can manage a tender process with contractors if required.
Once you have agreed a price with a preferred contractor, we can either undertake a site monitoring role or manage a contract between you and the contractor, acting as contract administrator. We sometimes have no further involvement during this stage, particularly if the project is relatively straightforward, as they will have sufficient design information from stage 4.
Handover / Completed project
If managing a contract, after final checking, snagging on site and sign off from building control, we issue a practical completion certificate. You are then ready to move into your new home.
